Led by our diverse faculty, they’ll offer expertise drawn from real-life experiences. These one-hour “bite size” sessions are for people of all skill levels, from small-scale developers and local advocates, to policymakers. Phase… WHAT? …did you Say: Brownfields and liability management for small site Redevelopment

Incremental development practitioners confront all sorts of challenges as they seek to better their communities and build their portfolio of successes one property at a time. Managing environmental liability is certainly not the most thrilling part of a redevelopment success, but if not incorporated into the project from the very beginning, this critical element may hamstring your project before you get started.  This Small Bites topic will highlight common environmental issues confronted in small site redevelopment.  

Attendees will:

  • Explore general environmental due diligence topics such as:

    • what is a Phase I ESA, Phase II ESA, etc.?

    • what is NOT included in a Phase I ESA, but still needed in for your project? 

  • Share how to identify a “brownfield”, and what it may mean if the project you are considering is a brownfield

  • Learn there are more than “10 Commandments”

  • Explore publicly available methods and tools to learn more about a site, and ways to begin to qualify environmental risk before you commit your imagination (and funding) to grand plans or even a purchase agreement. 

  • Examine typical issues that emerge when redeveloping a gas station, dry cleaner, etc. highlighting a long vacant gas station’s transition to one of the most remarkable local restaurant, bar, and butcher shops in the USA!

  • Learn how a site-specific “pre-development prescription - Rx” can be a strategy to help save a project before it begins
